In September 2022, we signed Contracts for a Substitute Investor for the construction of two apartment buildings in the coastal strip of Mielno and Ustronie Morskie.

Both of these investments are situated in prestigious locations close to the sea line, and are implemented by the company Sun & Snow Sp. z o.o., which is the Poland's largest operator managing apartment rentals in holiday resorts and cities, mainly at the seaside and in the mountains.

Our responsibilities as a Substitute Investor include:

• Investment management
• Controlling the execution of the investment in accordance with the construction design, Technical Conditions, building practice, building permit and schedule,
• Comprehensive investor supervision
• Conducting formal and legal procedures (official notifications, obtaining permits, administrative decisions),
• Participation in the final acceptance of the investment

‘The Blue’ apartment building in Mielno will have one underground storey for a garage for passenger cars and six above-ground storeys with 150 apartments and a flat roof. Additionally, the building will have separate zones: an entrance, a SPA with swimming pools, and a restaurant with kitchen facilities. Usable area: 8 597,46 m²  .

'The One' apartment building in Ustronie Morskie, right at the descent to the beach, will have 5 above-ground storeys with 109 apartments, and 1 underground storey for a garage. The building was designed as a multi-block with a flat roof, and is divided into three wings of different heights. The northern wing is 3 storeys high, while the eastern and western wings are 5 storeys high each, with mezzanines and green terraces on the roof. Usable area: 9045,16 m² .

'The One' building has also been divided into zones with commercial premises on the ground floor, a restaurant with facilities and a swimming pool.

The scope of both investments also includes the complementary infrastructure of access roads, sidewalks, gardens next to the apartments, recreational zones (outdoor swimming pool, recreational yard), small architecture facilities, retaining walls, etc., as well as land development along with technical infrastructure: energy, telecommunications, water and sewage and gas.
